- Price each home on its own. Corner or interior lot, street-facing or driveway unit, elevator, rooftop terrace: we compare each home with your past sales, competing new construction and recent resales of similar homes, then set a launch price for each unit.
- Price for today's mortgage rates. A one-point rise in rates cuts a buyer's purchasing power by about 10%: a buyer who qualifies for $880,000 at 6.5% can afford about $800,000 at 7.5%. We build that into the launch price instead of waiting for price cuts.
- Report on a schedule. You get showing activity and buyer feedback as it comes in, and a pricing review after the first two to three weeks, to keep days on market low.
- Photos and tours that show the build. HDR photos and a 3D tour on every listing. When the angles don't show a home's best features, we send the photographer back.
- Handle contract to close. Offers, option-period repairs, appraisal, and coordination with the buyer's lender and the title company through funding.
- Bring you lots. We see off-market lots and land kits, some with site plans showing a lot can be split for two homes, and pass along the ones that fit your product.
