Sell Your Home in The Woodlands, Spring or Conroe with Compean Group
The Woodlands, Spring and Conroe are three markets at three price points, with new construction setting the pace in Conroe and the Township's design rules shaping what buyers expect in The Woodlands. Our recorded sales here run from a 1940 Spring home and a 1972 Grogan's Mill-area home to 2020 and 2022 builds in Conroe and a Conroe lot. Here is what sold, what buyers check and how we would sell your home.
Our recorded sales in The Woodlands, Spring and Conroe
Since June 2022, 5 sales in Woodlands, Spring and Conroe ZIPs have been recorded under Evan Compean's HAR agent ID: 1 in 77380 (a Spring mailing address in the Grogan's Mill area of The Woodlands), 1 in 77379, 2 in 77302 and 1 in 77304. One was a lot; the other 4 were single-family homes, built from 1940 to 2022. The seven Woodlands ZIPs (77380 to 77382, 77384 to 77386 and 77389) reach beyond the Township's villages, 77373, 77379 and 77388 cover Spring and Klein, and the Conroe ZIPs 77301 to 77304, 77316 and 77318 take in Lake Conroe, Woodforest and the new communities along SH 242.

What sells homes in The Woodlands, Spring and Conroe
Three markets at three price points. HAR's market areas, as reported by Texas A&M's Real Estate Research Center for the 12 months through August 2026, show 1,694 closings in The Woodlands at a 2026 median of $608,500 and 3.4 months of inventory, 1,008 in Spring/Klein at a median of $330,000 and 4.4 months, and 2,716 in the Lake Conroe area at a median of $327,750 and 6.4 months. Redfin's figures for the three months through September 2026 line up: a median near $595,000 in The Woodlands with 35 days on the market, and about $325,000 in Conroe at 70 days. By ZIP, our own listing feed counted 3,701 closings in the seven Woodlands ZIPs over the past year at a median of $459,900, 2,344 in the three Spring ZIPs at $300,000 and 5,275 in the six Conroe ZIPs at $333,000. We price your home against its own village or subdivision, not against these area-wide figures.
New construction sets the pace in Conroe. Of the 5,275 closings in the six Conroe ZIPs over the past year, 58 percent were homes built in 2025 or 2026, against 8 percent in the Woodlands ZIPs and 5 percent in Spring. Grand Central Park sold its final 159 lots to builders in January 2026, and Woodforest, The Woodlands Hills, Artavia and Evergreen are still building. New homes took 125 days from listing to closing in Conroe against 96 for resales, so a well-priced, well-presented resale can move faster, but it is priced against the builders' current homes and incentives, and we show buyers the difference on paper.
The Woodlands' covenants travel with the house. The Township has administered the covenants since 2010, the Woodlands Community Association's east of Falconwing Drive and The Woodlands Association's west of it, and nine design review committees review exterior changes, with roofing standards revised in May 2025. Voters rejected incorporation in November 2021, so the Township remains a special-purpose district. Each village has its own era: homes sold in Grogan's Mill cluster around 1979, Panther Creek 1982, Cochran's Crossing 1992, Alden Bridge 1998, Sterling Ridge 2005 and Creekside Park 2011, and buyers compare like with like. In Spring and Conroe, associations such as Gleannloch Farms and Woodforest enforce their own restrictions on exterior changes.
Taxes and dues differ by county, district and community. For 2026, Conroe ISD's rate is $0.9471 per $100, Montgomery ISD's $1.0479, Montgomery County's $0.3860, Lone Star College's about $0.106 and the Woodlands Township's $0.1694, down from $0.1714, so a Woodlands home in Conroe ISD pays about $1.61 before the hospital district and any MUD; on the Harris County side of Spring the county group is $0.6715 plus Klein ISD's $1.0119. Utility districts add their own rates in newer communities, from about 56 cents in Woodforest to totals near $2.76 in Grand Central Park, which includes a management district. Association dues in the newer communities run about $80 to $120 a month, while most older Woodlands villages show no dues line at all because the Township's assessment replaces it. Texas law requires the MUD notice before the buyer signs, and the school homestead exemption is $140,000, with another $60,000 at 65 or older, so we put the full yearly cost on the listing for buyers to compare.
Lake Conroe and flood questions. The Texas seller's disclosure asks about floodplain and floodway location, reservoirs and past flooding, including water from controlled releases; in Harvey, Conroe recorded nearly 32 inches of rain and the San Jacinto River Authority released 79,100 cubic feet per second from Lake Conroe. On the lake, docks and bulkheads need revocable SJRA permits, and the authority does not promise any lake level for them. Over the past year, 51 waterfront houses naming Lake Conroe sold in the Conroe ZIPs at a median near $825,000, along with 382 houses on an acre or more at a median near $694,000, so we have both the permits and the acreage questions ready before buyers ask.
Inspection items follow the home's age. About 64 percent of the homes sold in 77380 and half of those in 77381 were built before 1990, so buyers expect questions about roofs, original siding and older systems, and reroofing in The Woodlands follows the Township's standards. Beryl came ashore in July 2024 as a Category 1 hurricane and left 2.2 million customers without power, so roof and tree records matter, and septic systems near Lake Conroe are permitted and inspected by the SJRA. Gathering the paperwork before photos removes easy reasons for a buyer to ask for credits.
Drive times and anchors sell. ExxonMobil's campus opened in 2014 and Hewlett Packard Enterprise moved its headquarters to Spring in 2022; the Hardy Toll Road and the Grand Parkway between I-45 and US 59 connect the three areas; and buyers ask about The Woodlands Mall, the Cynthia Woods Mitchell Pavilion, Houston Methodist The Woodlands, Lake Conroe, the Sam Houston National Forest, the Crighton Theatre in downtown Conroe and Old Town Spring. We put the ones that fit your home in the listing description and ads.
How we sell your home
Evan Compean, Founder and Team Lead, leads each step of your sale:
- Pricing. A written pricing analysis from active listings, the builders' current homes and incentives where they compete, recent price cuts and sales from the last 60 days, with an estimated net sheet that shows title, tax proration, association fees and other closing costs.
- Preparation advice. A walk-through with advice on paint, lighting and repairs an inspector would flag, plus staging advice or virtual staging when it helps.
- Marketing. Professional HDR photos, a 3D tour of the inside and outside, a floor plan, premium placement on Homes.com and Zillow through our paid partnerships, and paid search, retargeting and social ads.
- Showings and reporting. A professional scheduling service, the buyer agent's feedback after each showing, a written update every Monday and a market report every Tuesday.
- Negotiation. Offers compared on net proceeds, financing strength, option period and closing date, then inspection and appraisal negotiations through closing.
When a buyer asks for help with closing costs or a rate buydown, the same tools the builders use, we show you a credit and a price cut side by side on your net sheet before you answer. Questions sellers ask about The Woodlands, Spring and Conroe
How do I compete with new construction in Conroe or The Woodlands?
Price against the builders' current homes and incentives as well as nearby resales, then decide whether a seller credit works better than a price cut. More than half of last year's closings in the Conroe ZIPs were new builds, and they took longer to close than resales, so a resale that is priced right and shows well has an advantage; we put the comparison on paper for buyers.
Do The Woodlands' covenants affect selling my home?
They don't stop a sale, but they shape what a buyer can change afterward. The Township administers the covenants, and its design review committees approve exterior changes, including roofing under the standards revised in 2025. Buyers planning work ask about them, so we point them to the Township's covenant pages before they write an offer.
How do MUD taxes and the Township assessment affect my sale?
Buyers compare the total yearly cost along with price. In The Woodlands the Township's assessment appears on the county tax bill instead of HOA dues in most older villages, while newer communities in Conroe and Spring carry utility district taxes and association dues. A seller in a MUD gives the buyer the MUD notice before the contract is signed, and we show the full picture on the listing.
What do buyers ask about a Lake Conroe waterfront home?
The dock and bulkhead permits from the San Jacinto River Authority, which are revocable, the association's rules, the septic system's permit and inspection history, and the seller's disclosure answers on floodplain location and past flooding, including controlled releases. We gather those documents before listing so the option period runs on schedule.
