Sell Your Katy or Fulshear Home with Compean Group

In Katy and Fulshear, whether your home competes with new construction depends on the ZIP: most of last year's sales in Fulshear and north Katy were brand-new homes, while Cinco Ranch, Kelliwood and Nottingham Country sell resale against resale. Our recorded sales in ZIPs 77449, 77493 and 77441 run from 1982 homes to a 2021 build. Here is what sold, what buyers check and how we would sell your home.

Since June 2022, 5 sales in Katy and Fulshear ZIPs have been recorded under Evan Compean's HAR agent ID: 3 in 77449, 1 in 77493 and 1 in 77441. There were no land or lot sales; all 5 were single-family homes, built from 1982 to 2021, and one Walnut Springs Dr home sold twice, in 2022 and again in 2025. ZIPs 77494 and 77450 cover Cinco Ranch, Grand Lakes, Seven Meadows, Kelliwood and Nottingham Country, 77493 covers Old Katy, Cane Island and Elyson, 77449 covers Morton Ranch and the subdivisions north of I-10, and 77441 covers Fulshear, Cross Creek Ranch, Fulbrook and Weston Lakes.

What sells homes in Katy and Fulshear

Where new construction competes and where it doesn't. Redfin counted about 6,000 sales in Katy over the 12 months through September 2026, with a three-month median near $342,000 and 51 days on the market; by ZIP, 77494 ran about $480,000 and 42 days, 77450 about $394,000 and 36 days, 77493 about $340,000 and 68 days, and 77441 about $417,000 and 63 days, down about 10 percent from a year earlier. Cross Creek Ranch had 272 sales at a median near $552,000. Homes built in 2025 or later made up about six in ten of the past year's sales in 77441 and about seven in ten in 77493, where Elyson and Cane Island are still building, but only 13 percent in 77494 and none in 77450. Cross Creek Ranch sold its last new home in May 2026, so the builders there have moved on to Cross Creek West and Jordan Ranch. HAR's October 2026 figures show days on market and price reductions up across the Katy and Fulshear areas, so a resale is priced against the builders' current incentives where they compete and against other resales where they don't.

Total tax rates vary by district. For 2026, Katy ISD's rate is $1.1171 per $100 of value and Lamar CISD's $1.139; Fort Bend County adds $0.407 plus a cent of drainage, the City of Fulshear $0.1905 and the City of Katy $0.42 inside its limits. The municipal utility districts range from about 18 cents in one Cinco Ranch MUD to $1.12 in Cross Creek Ranch's MUD 169, so totals run roughly 1.8 to 2.2 percent in Cinco Ranch and 2.5 to 3 percent in Cross Creek Ranch, and one Elyson section posts a combined rate above 3 percent. Fort Bend County's levee improvement districts are separate taxing units as well. Texas law requires the seller to give the buyer the MUD notice before the contract is signed, and buyers compare the full yearly cost along with price, so we gather your tax bill, district details and HOA dues before listing.

HOA documents and fees are part of the net sheet. The association has ten business days to deliver the resale certificate, with its fee capped at $375, and an architectural denial has to come with written reasons and a hearing. Cinco Ranch II charges $1,150 a year and requires an exterior compliance inspection on resale; Cross Creek Ranch's 2023 schedule set a $1,300 base assessment, a seller-paid foundation fee of a quarter percent of the price and a buyer-paid capitalization fee equal to a year's assessment, plus service-area fees by section. We confirm the current schedule for your community and put every fee on your estimated net sheet.

Flood questions start with the reservoirs. Harvey flooded more than 32,000 acres in the Katy area and produced more than 13,000 FEMA claims, and Canyon Gate next to Cinco Ranch flooded as Barker Reservoir held water even though it was not mapped floodplain; Barker's new outlet works have been in operation since February 2020. On Fulshear's river side, the Brazos crested at a record 55.18 feet at Richmond in September 2017. The Texas seller's disclosure asks about the floodway, the flood pool, reservoirs and past water entry, so have your flood history, any elevation certificate and your insurance details ready.

Roads, schools as places and what is coming. The Westpark Tollway extension along FM 1093 opened its first two miles in February 2026 with the full four miles targeted for August, the Texas Heritage Parkway has linked I-10 and FM 1093 since 2021, and a widening of I-10 from Mason Road to FM 359 was approved in 2023. Katy ISD approved 2027-28 boundary changes in October 2026, with a new elementary on Pitts Road opening in fall 2027 and part of Cinco Ranch High School's zone moving to Tompkins, and Lamar CISD voters approved a $1.96 billion bond in 2025; attendance zones change, so we point buyers to the district's current map rather than stating a zone. Katy Boardwalk's single-family zoning was approved in November 2025. We put the drive times, LaCenterra, Katy Mills, Elyson Town Center and the hospitals in your listing description where they fit.

Inspection items follow the home's age. Homes from the 1970s through the 1990s sit on slabs over the area's clay soils, so foundation records matter; 1990s homes with barrier-type stucco draw questions about moisture; and roofs are a question after Beryl's 90 mph landfall in July 2024. Gathering the paperwork before photos removes easy reasons for a buyer to ask for credits.

How we sell your home

Evan Compean, Founder and Team Lead, leads each step of your sale:

  1. Pricing. A written pricing analysis from active listings, the builders' current homes and incentives where they compete, recent price cuts and sales from the last 60 days, with an estimated net sheet that shows title, tax proration, association fees and other closing costs.
  2. Preparation advice. A walk-through with advice on paint, lighting and repairs an inspector would flag, plus staging advice or virtual staging when it helps.
  3. Marketing. Professional HDR photos, a 3D tour of the inside and outside, a floor plan, premium placement on Homes.com and Zillow through our paid partnerships, and paid search, retargeting and social ads.
  4. Showings and reporting. A professional scheduling service, the buyer agent's feedback after each showing, a written update every Monday and a market report every Tuesday.
  5. Negotiation. Offers compared on net proceeds, financing strength, option period and closing date, then inspection and appraisal negotiations through closing.

A recent Katy sale. On a 2003 Katy home sold as-is, the buyer came back after the inspection asking for more. We held the buyer to a $2,000 credit, kept the as-is terms and closed on schedule. Questions sellers ask about Katy and Fulshear

How do MUD and LID taxes affect selling a home in Katy or Fulshear?

Buyers compare total tax rates along with price. School taxes run about $1.12 to $1.14 per $100 in Katy ISD and Lamar CISD, and the utility and levee districts add anywhere from about 18 cents to more than a dollar, so totals range from under 2 percent in parts of Cinco Ranch to about 3 percent in Cross Creek Ranch and some new sections. A seller in a MUD gives the buyer the MUD notice before the contract is signed, and we show the full yearly cost on the listing so buyers can compare.

How do I compete with new construction in Fulshear, Elyson or Cane Island?

Price against the builders' current homes and incentives as well as nearby resales, then decide whether a seller credit works better than a price cut. A credit can pay for a rate buydown or closing costs, the same tools builders use, and we show both options side by side on your net sheet. In Cinco Ranch, Kelliwood and Nottingham Country, where almost no new homes sell, the competition is other resales, and condition and presentation decide it.

What HOA fees will my buyer and I pay at closing?

It depends on the community. The resale certificate fee is capped at $375 by state law, Cinco Ranch II requires an exterior compliance inspection on resale, and Cross Creek Ranch's schedule has the seller paying a foundation fee of a quarter percent of the price and the buyer paying a capitalization fee equal to a year's assessment. We confirm your community's current schedule when we list and put every fee on the net sheet.

Do I have to disclose that my Katy or Fulshear home flooded?

The Texas seller's disclosure asks whether you are aware of previous flooding into the home, flood insurance claims and FEMA or Small Business Administration flood assistance, and whether the home sits in a floodplain, floodway, flood pool or reservoir. Water held by Barker Reservoir in Harvey counts. Gather any repair records, permits and insurance details so buyers can see what was done.
