Market reports FAQ

How often does Compean Group publish Houston market reports?

Twice a month. A full report on the 15th covers the previous month with the Houston Association of Realtors (HAR) monthly figures, and a shorter Market Pulse on the 1st covers the last 30 days with mortgage rates and HAR's weekly activity numbers. The neighborhood table on this page is refreshed each month.

Where do these numbers come from?

Neighborhood figures are closed sales in the HAR MLS, pulled through our Lofty website: the number of sales over the last 12 months and the typical price, which is the median of the 12 monthly median prices. Houston-wide figures come from HAR's monthly reports, and mortgage rates come from Freddie Mac's weekly survey.

What does "typical price" mean in the table?

It is the median of the 12 monthly median sale prices for that area, counting houses, townhomes and condos together. It smooths out months with only a few sales, but it is not an appraisal, and a home's value depends on its own size, condition, lot and location.

Is now a good time to buy or sell a home in Houston?

It depends on your area, your price range and your timeline. Start with the latest report below and the numbers for your neighborhood, then call or text us at (832) 777-3904 for a free home valuation or a look at what is selling near you.
