Sell Your Houston Heights Home with Compean Group
In the Heights, the right comparable homes depend on your block: inside a historic district or not, bungalow or new build, townhome or detached house. Since June 2022, our recorded sales in ZIP 77008 have run from 1930 homes to a 2025 new build, and each needed a different pricing plan. Our Heights-area office is at 802 W. Patton St, just north of Downtown.

What sells homes in the Houston Heights
Start from the right comparable homes. In the 12 months through September 2026, 1,095 homes sold in the Greater Heights on the MLS at a median around $681,000 and an average near $814,000. Townhomes and smaller bungalows sell below those figures, while restored and new single-family homes often top $1 million. A restored bungalow competes with other restored bungalows, and a new house built to the design guidelines competes with other new houses, so we build your price from the right group.
Historic district rules travel with the house. Houston Heights East, West and South are City of Houston historic districts. Exterior changes, additions, new construction and demolition there need a Certificate of Appropriateness, and the Heights Design Guidelines adopted in 2018 limit size and setbacks. Outside the districts, deed restrictions and the Heights minimum lot size and building line rules may still apply. Buyers planning an addition will ask, so we advise confirming what applies to your lot with the city before listing.
Fix the small things in older homes first. Drywood termite wings are common in older Heights homes and don't automatically mean an active infestation, but subterranean termites need treatment. On one Heights sale, crawlspace insulation pulled down by animals became a negotiation item. Treating termites, screening crawlspace openings and pulling your foundation records together before photos removes easy reasons for a buyer to ask for credits.
Flood questions vary by street. Much of the Heights sits higher than surrounding areas, but streets near White Oak Bayou and Little White Oak Bayou have flooded in major storms. Parts of Timbergrove near the bayou also fall within mapped floodplains. Buyers compare the seller's disclosure with the FEMA and Harris County Flood Control District maps, so we gather your flood history, any elevation certificate and your insurance details before listing.
The tax picture is simple here. Heights homes pay City of Houston, Houston ISD, Harris County and related taxes, usually about 2% of assessed value before exemptions, and there are no MUD taxes. That is worth stating plainly for buyers who are also looking at suburban new construction.
How we sell your home
Evan Compean, Founder and Team Lead, leads your pricing, marketing and negotiation, while our office handles scheduling and paperwork in the background. Every Heights listing gets:
- A written pricing analysis with active listings, recent price cuts and sales from the last 60 days, the links behind each number and an estimated net sheet.
- Preparation advice on what to do before photos, such as paint, lighting or a repair an inspector would flag, with staging advice or virtual staging when it helps.
- Professional HDR photography, a 3D tour of the inside and outside, and a floor plan.
- Premium placement on Homes.com and Zillow through our paid partnerships, plus paid online advertising: search, retargeting, pay-per-click and boosted social posts.
- Showings through a professional scheduling service, the buyer agent's feedback after every showing and a written update every Monday.
A recent Heights-area sale. After inspection, the buyer of a 2010 Heights-area home asked for help with closing costs, partly over an aging AC unit. With the appraisal already at value, we settled on a credit instead of repairs, and the amendment went to the title company the same day.

Questions sellers ask about the Houston Heights
Do the Heights historic district rules affect selling my home?
They don't stop a sale, but they shape what a buyer can do afterward. In Houston Heights East, West and South, exterior changes, additions, new construction and demolition need a Certificate of Appropriateness, and the 2018 Heights Design Guidelines limit size and setbacks. Buyers planning work price that in, so we advise confirming the rules for your lot before listing.
Should I renovate my Heights bungalow before selling?
Usually not top to bottom. We walk the home with you and point out what pays for itself, such as paint, lighting or an item an inspector would flag, and what to skip. Inside a historic district, exterior work needs approval before it starts, which adds time to any project you take on before listing.
How are Heights townhomes priced compared with houses?
Separately, from recent townhome sales. Townhomes and smaller bungalows sell below restored and new single-family homes in the Greater Heights, so a ZIP-wide average says little about your home. We price a townhome against nearby townhomes, adjusted for size, updates and location.
Do buyers ask about flooding in the Heights?
Yes, especially near White Oak Bayou and Little White Oak Bayou, where streets have flooded in major storms even though much of the Heights sits higher. The Texas seller's disclosure asks about past flooding, flood claims and floodplain location, so we help you answer from your records and share any elevation certificate.
