Sell Your Near Northside or Lindale Park Home with Compean Group

Compean Group's office is at 802 W. Patton St, inside ZIP 77009, so Near Northside and Lindale Park are the neighborhoods around our own front door. Near Northside mixes early-1900s cottages, mid-century homes and new houses on subdivided lots; Lindale Park, inside Loop 610 on both sides of Irvington Blvd, is mostly 1930s and 1940s brick and frame cottages on larger lots. Our recorded sales here run from a 1910 cottage and a 1920 fourplex to 2023 new construction and vacant lots, and each sells to a different buyer. Below are the numbers, what buyers check and how we would sell your home.

Our recorded sales in Near Northside and Lindale Park

Since June 2022, 24 sales in ZIPs 77009 and 77022 have been recorded under Evan Compean's HAR agent ID: 20 in 77009 and 4 on the North Lindale and Northside Village streets just across Loop 610 in 77022. Of those, 4 were land or lot sales; the other 20 were 17 single-family homes, 2 duplexes and 1 fourplex, built from 1910 to 2023. ZIP 77009 also takes in Woodland Heights, Norhill and Brooke Smith, so not every sale below sits inside the two neighborhoods in this page's title.

Recent examples:

  • 3-bedroom 1910 home on McKee St (77009)
  • 1920 fourplex on E. 23rd St (77009)
  • 2-bedroom 1928 home on Adele St (77009)
  • 3-bedroom 1950 home on Gentry St (77009)
  • 2-bedroom 1946 home on Garrotsville St (77022)
  • Lot on Griffin St (77009)

These counts cover only sales recorded under Evan Compean's HAR agent ID since June 2022 (through October 27, 2026); the team's overall record is 1,000+ homes sold in 15 years and 140+ transactions in the last 12 months.

What sells homes in Near Northside and Lindale Park

Two neighborhoods, two sets of comparable sales. Near Northside's National Register district dates its homes from 1875 to 1949, and new detached townhomes now go up on lots as small as 2,500 square feet between them; in the three months ending September 2026, the wider Northside Village area sold at a median around $337,000 on Redfin's count, with 49 new-construction listings on the market. Lindale Park was laid out from 1937 by developer W. Roy Reid as one-story English and Norman cottages, brick west of Irvington and frame east, and its new builds on 5,300 to 6,300 square foot lots were listed from about $750,000 to $985,000 in early November 2026. Across all of ZIP 77009 the median sale was about $500,000 over the same three months, with homes averaging 69 days on the market. We price your home against its own group of comparable homes, not against a ZIP-wide figure.

Lindale Park's rules shape what buyers can do. Lindale Park's deed restrictions lapsed in the early 1970s and were reinstated in the early 1980s; the Lindale Park Civic Club enforces lot size, building lines and single-family use, and new construction or structural changes go through its plan review. Seven City of Houston special minimum lot size ordinances adopted in 2014 and 2015 protect the neighborhood's lots for 40 years. Near Northside's 2010 National Register listing, by contrast, is honorary: the Texas Historical Commission notes it does not by itself restrict private owners, and minimum lot size and building line protections there apply block by block. Buyers who plan to add on or subdivide price these rules into their offers, so before listing we advise confirming which ones apply to your lot with the City of Houston and your title company.

Older homes bring predictable inspection items. Pier-and-beam cottages often need re-shimming rather than major foundation work. Original cast-iron sewer lines in 1940s homes are past their expected 50 to 60 years, original wood windows draw repair requests, and subterranean termites are the most common kind in Texas. Homes built before 1978 also come with the federal lead-based paint disclosure. Gathering foundation, plumbing, termite and repair records before listing, and screening crawlspace openings, keeps these items from turning into last-minute credits.

Flood maps and I-45 come up early. Lower-lying streets near Little White Oak Bayou are more exposed, and the Harris County Flood Control District lists a channel conveyance project for the bayou with detention basins at Riggs and Yale. FEMA's draft Harris County maps released in February 2026 are not yet regulatory and may take two to three years to finalize, so buyers compare them with the current maps and your disclosure. Homes along the western edge border I-45, where TxDOT's North Houston Highway Improvement Project lists construction on the segment between I-10 and Loop 610 as anticipated from 2028, with final design still waiting on funding. Have your flood history and any elevation certificate ready, and expect buyers near the freeway to check TxDOT's project maps.

Lots sell to builders. New homes are going up across Near Northside on subdivided lots, and 4 of our 24 recorded sales here were lots. Builders check the survey against the plat for building lines and easements, the deed restrictions and whether a lot can be split for two homes, which Lindale Park's restrictions do not allow. We pull recent lot sales and show buyers any site plan up front.

Taxes, transit and what is being built nearby. Homes here pay City of Houston, Houston ISD, Harris County and related taxes, about 2.14% of assessed value for 2026 before exemptions, with no MUD; the Greater Northside Management District's assessment applies to commercial property only, and TIRZ 21 (Hardy/Near Northside) funds public improvements inside its zone. The METRORail Red Line has served Lindale Park, Cavalcade, Moody Park, Fulton/North Central, Quitman/Near Northside and Burnett Transit Center since 2013, Hardy Yards is being redeveloped on the old rail yard, and Moody Park and the White Oak Bayou Greenway trail are the parks buyers ask about. We put drive and rail times in your listing description.

How we sell your home

Evan Compean, Founder and Team Lead, is your point person from the pricing meeting to closing day. Every listing includes:

  • A written pricing analysis built on the homes buyers will compare with yours, including active competition, recent price cuts and sales from the last 60 days, plus an estimated net sheet.
  • Preparation advice from a walk-through of your home: what is worth doing before photos, such as paint, lighting or a repair an inspector would flag, and what to skip.
  • Professional HDR photos, a 3D tour of the inside and outside, and a floor plan, which help buyers understand cottages that have been expanded over the years.
  • Premium placement on Homes.com and Zillow through our paid partnerships, plus search, retargeting and pay-per-click ads that keep your home in front of buyers as they browse.
  • An email for every showing with the buyer agent's feedback, a written activity update every Monday and a market report every Tuesday.
  • Negotiation through closing, from comparing offers on net proceeds and financing strength to inspection and appraisal requests.

A recent 77009 sale. On a 1910 Near Northside bungalow, the buyer's inspection led to HVAC, termite and foundation repairs. We wrote a repair amendment both sides agreed to, gave the buyer the paid invoices and the foundation warranty, and told the appraiser that three full bathrooms is rare for bungalows nearby. The home appraised at its contract price. More examples, including an appraisal that came in $3,500 short on another Near Northside home, are in our client results.

Questions sellers ask about Near Northside and Lindale Park

Do Lindale Park's deed restrictions affect selling my home?

They don't stop a sale, but they shape what a buyer can do afterward. The Lindale Park Civic Club enforces the reinstated restrictions on lot size, building lines and single-family use, new construction and structural changes go through its plan review, and the City of Houston's special minimum lot size ordinances for the neighborhood run for 40 years. Buyers planning to add on or subdivide price that in, so we advise confirming the rules for your lot before listing.

How do you price a 1920s bungalow next to new construction in 77009?

We compare it with other bungalows and renovated older homes nearby, not with the price per square foot of new builds. Then we adjust for lot size, bathrooms, updates and condition. We also brief the appraiser on features that are rare for the area, as we did for a 1910 bungalow with three full bathrooms.

Will the I-45 project affect selling a home near the freeway?

Buyers near the freeway will ask about it. TxDOT's project page lists the stretch between I-10 and Loop 610 as Segment 2 of the North Houston Highway Improvement Project, with final design pending funding and construction anticipated from 2028, and the mainlanes would drop below grade between Cottage St and N. Main. The project maps at txdot.gov/nhhip show planned changes near specific streets, and we point buyers to them.

Can you sell my Near Northside lot to a builder?

Yes. Of our 24 recorded sales in 77009 and 77022 since June 2022, 4 were lots. We pull recent lot sales and advise having your surveyor and title company confirm building lines, easements, deed restrictions and minimum lot size rules. We also present any site plan that shows whether the lot can be split for two homes.
