Living in Friendswood
Friendswood is a city of more than 40,000 people southeast of Houston, mostly in Galveston County with a portion in Harris County. Quaker families founded it in 1895, and the name comes from the Society of Friends. It still feels like a small town, with wooded neighborhoods along Clear Creek, community events at its city parks and a long-running Fourth of July celebration, while Hobby Airport, NASA's Johnson Space Center and the Bay Area are a short drive away.
Why buyers choose Friendswood

Friendswood's dining runs from long-standing local favorites to brand-new openings. Perry & Son's Market & Grille on South Friendswood Drive has served steaks, chops and its own butcher counter since 1989, from the family behind Perry's Steakhouse. Newer on the scene, Parkwood American Grille opened in September 2026 from the team behind San Leon's Pier 6, with prime steaks, Gulf seafood and pasta, and Good Good Thai Kitchen on West Parkwood Avenue serves curries, fried rice and noodle soups. For family-owned barbecue smoked over pecan wood, there's Pearl's BBQ inside Super Ranchero on Friendswood Link Road, and Bistro 313 on East Edgewood Drive is a relaxed spot for Italian-inspired plates and coffee.
Local shopping clusters along South Friendswood Drive near the city's original downtown. Two Friends Gifts is a locally owned boutique for home decor, tabletop pieces, candles and jewelry. Friendswood questions buyers ask
Is Friendswood a good place to live?
For many families, yes: a small-town feel, well-regarded schools, parks and a location between Houston, Clear Lake and Galveston. The main trade-off is flood risk near Clear Creek, plus fewer big shopping centers than larger suburbs.
Is Friendswood safe?
Friendswood has its own police department and is generally seen as a quiet, family-oriented city. Review recent Friendswood Police Department crime data for the neighborhoods you like.
How much do homes cost in Friendswood?
In the 12 months through September 2026, about 760 homes sold in Friendswood on the MLS at a typical (median) price around $411,000 and an average near $526,000.
Is Friendswood in Harris County?
Partly. Most of Friendswood is in Galveston County, with a northern portion in Harris County. Your county determines your appraisal district and part of your tax rate.
Is Friendswood part of Houston?
No. Friendswood is a separate city about 23 miles south of Downtown Houston, next to Pearland, League City and the Clear Lake area.
Does Friendswood flood?
Parts of Friendswood flooded badly during Hurricane Harvey in 2017, especially near Clear Creek and its tributaries, and some homes have since been elevated. Check the FEMA flood zone, flood history and an elevation certificate, and get a flood insurance quote during your option period.
What school district serves Friendswood?
Friendswood ISD serves much of the city and is a big draw for families, and some areas are in Clear Creek ISD. Confirm zoning for any address.
How did Friendswood get its name?
Quaker settlers founded the town in 1895, and the name reflects the Society of Friends, the formal name for Quakers.
Is Friendswood or League City better?
Friendswood is smaller and more established, with Friendswood ISD and many larger lots, and a median sale price near $411,000 over the last year. League City is larger, with more new construction and Clear Creek ISD, at a median near $400,000.
Are there homes with acreage in Friendswood?
Yes. Along with traditional subdivisions, parts of Friendswood have larger lots and acreage properties. Check deed restrictions, utility or septic service and the flood zone for these properties.
What are property taxes like in Friendswood?
Friendswood homeowners pay City of Friendswood, school district (Friendswood ISD or Clear Creek ISD, depending on the street) and county taxes, plus a few smaller entities. Because the city sits in both Galveston and Harris counties, the combined rate varies by address but usually runs roughly 2% to 2.5% of assessed value before exemptions. File the Texas homestead exemption to cap annual assessment increases at 10%.
How long is the commute from Friendswood to Downtown Houston and NASA?
Downtown Houston is about 20 to 25 miles north, usually 30 to 45 minutes via I-45 or Beltway 8 depending on traffic. Johnson Space Center and the Clear Lake job hub are about 10 miles east, and Hobby Airport is roughly 15 miles away.
What is there to do in Friendswood?
Residents use city parks such as Stevenson Park and Centennial Park, and the city's Fourth of July celebration is one of the longest-running in Texas. Baybrook Mall and its restaurants sit just east of town, and Clear Lake, Kemah and Galveston Bay are a short drive away.
Is there new construction in Friendswood?
Friendswood is largely built out, so most homes for sale are resales on established, tree-lined streets. New construction is limited to a few newer subdivisions and infill lots, with West Ranch on the city's southwest side being the best-known newer community. Buyers wanting more new-build choice often also look at nearby League City and Pearland.
Where are the best places to eat in Friendswood?
Popular choices include Perry & Son's Market & Grille (steaks and a butcher counter since 1989), Parkwood American Grille (steaks and Gulf seafood, opened 2026), Good Good Thai Kitchen (Thai), Pearl's BBQ (pecan-smoked barbecue) and Bistro 313 (Italian-inspired cafe).
Where can I shop local in Friendswood?
South Friendswood Drive near the original downtown has several independent shops, including Two Friends Gifts (home decor and gifts), Silver Bee Boutique (women's apparel and local artisan goods) and That Vinyl Store (craft vinyl supplies). Baybrook Mall, just east of town, covers national brands.
Do Friendswood homes need windstorm insurance?
It depends on which county the home is in. All of Galveston County is in the Texas Windstorm Insurance Association's (TWIA) designated catastrophe area, so many standard homeowners policies on the Galveston County side of Friendswood exclude wind and hail, and owners buy separate windstorm coverage. The Harris County side of Friendswood is outside TWIA's area, which covers only the part of Harris County east of Highway 146. Get windstorm and flood insurance quotes for a specific address early in the buying process, and ask whether the home has a TDI windstorm certificate (WPI-8).
Should I live in Friendswood or Pearland?
The two cities border each other along Clear Creek. Friendswood is smaller and largely built out, with mostly resale homes on established streets, while Pearland is larger, with more retail, the SH 288 corridor and many newer master-planned communities. School districts, tax rates and MUD status differ by address in both cities, so compare a specific home's tax bill and zoned schools side by side.
