Living in Montrose
Montrose sits just southwest of Downtown Houston, roughly between Allen Parkway and Buffalo Bayou to the north and the Southwest Freeway (US-59) to the south. Developer J.W. Link laid it out in 1911 and named it after Montrose, Scotland. Today it is one of Houston's most walkable, creative neighborhoods: oak-lined streets of 1920s bungalows and Craftsman homes, new townhomes and condos, with museums, galleries and well-known restaurants in between.
Why buyers choose Montrose
- Close to the big job centers. About 2 miles to Downtown, 3 miles to the Texas Medical Center and 4.5 miles to the Galleria by car.
- Arts and culture at home. The Menil Collection, the Rothko Chapel and the Cy Twombly Gallery are in the neighborhood, and the Museum District starts just to the southeast.
- Food and nightlife. Westheimer Road, Montrose Boulevard and the side streets around them are lined with restaurants, coffee shops, bars and live music.
- Green space nearby. Buffalo Bayou Park's trails run along the northern edge, and the lawns around the Menil are a neighborhood gathering spot.
- Many kinds of homes. Restored bungalows, Craftsman and Tudor-style homes, three-story townhomes and condos sit within a few blocks of each other.

Where to eat and shop in Montrose
Montrose has one of the deepest restaurant lineups in Houston. March holds a Michelin star for its Mediterranean tasting menus, and Hugo's on Westheimer has served chef Hugo Ortega's regional Mexican cooking for decades. Nobie's, a Michelin Bib Gourmand pick, is a cozy neighborhood favorite on Colquitt Street, and Bludorn on Taft Street serves refined American dishes and seafood. For a newer name, Michelin added Xolo, a Mexico City-inspired spot, as a Bib Gourmand in 2026 and gave it the Exceptional Cocktails Award.
Shopping leans independent and a little eclectic. Basket Books & Art on Hyde Park Boulevard pairs a bookstore with a contemporary art gallery and hosts book clubs and poetry readings. Magick Cauldron has sold books, herbs and metaphysical goods on Montrose Boulevard since 1985, and Space Montrose carries goods from Houston-based artists and makers.

Homes in Montrose
Expect historic bungalows and cottages, renovated older homes, modern townhomes and condo buildings, mostly on smaller city lots. Several sections, including Westmoreland, Avondale and Audubon Place, are City of Houston historic districts, where exterior changes need city approval, so ask before you plan a remodel or rebuild. Compean Group recently listed new townhomes at 1110 Peden St in Montrose. For current prices, see the Market Trends chart and recent sales on this page.
Montrose questions buyers ask
Is Montrose Houston a good place to live?
For many buyers, yes. Montrose puts you near Downtown, the Museum District, River Oaks and the Medical Center, with some of Houston's best restaurants, art and walkable blocks. The trade-offs are traffic and nightlife noise along busy streets like Westheimer, and smaller lots than in many neighborhoods.
Is Montrose safe?
It varies by block: quiet residential streets differ a lot from the busiest stretches of Westheimer late at night. Review recent Houston Police Department crime data for the blocks you like, walk the area at different times, and talk to neighbors.
Is Montrose walkable?
Parts of it are among Houston's most walkable areas. Many homes are within a few blocks of restaurants, coffee shops, galleries and parks, though most residents still drive for errands and commuting.
What is Montrose known for?
Art, food and history: the Menil Collection and Rothko Chapel, Westheimer Road's restaurants and vintage shops, the University of St. Thomas, and decades as the heart of Houston's LGBTQ+ community.
How much do homes cost in Montrose?
In the 12 months through September 2026, 534 homes sold in Montrose on the MLS at a typical (median) price around $658,000 and an average near $747,000. Condos start lower, while restored historic homes and new construction reach into the millions.
Is Montrose or the Heights better?
Both are close-in and walkable in places. The Heights has more single-family bungalows, deed-restricted blocks and a quieter feel, while Montrose has more museums, nightlife and a mix of condos, townhomes and historic homes. Typical prices over the last year were similar.
Does Montrose flood?
Most of Montrose sits away from the big bayous, but streets can flood in heavy rain, and the northern edge near Buffalo Bayou is closer to mapped floodplains. Check FEMA and Harris County Flood Control District maps and the seller's disclosure, and get a flood insurance quote during your option period.
What ZIP codes are in Montrose?
Most of Montrose is in ZIP code 77006, with parts in 77019 and 77098. Confirm the ZIP code for a specific address.
Are there historic districts in Montrose?
Yes. Montrose includes several City of Houston historic districts, such as Avondale East, Audubon Place, Courtlandt Place and Westmoreland. Most exterior changes there need city approval, so check before planning a remodel or rebuild.
What school district serves Montrose?
Montrose is in Houston ISD. Zoned schools vary by address, and many students also apply to HISD magnet programs; confirm zoning with HISD's school finder.
What are the boundaries of Montrose?
Montrose generally runs from Buffalo Bayou and Allen Parkway south to US-59, between Shepherd Drive on the west and roughly Bagby Street/Spur 527 on the east. The City of Houston groups it into the Neartown/Montrose Super Neighborhood.
How far is Montrose from Downtown and the Texas Medical Center?
Montrose sits about 2 to 3 miles from both Downtown and the Texas Medical Center, usually a 10 to 15 minute drive outside rush hour. METRO bus routes run along Westheimer and Montrose Boulevard, and the Red Line light rail is a short drive away in Midtown and the Museum District.
Are homes in Montrose mostly townhomes or single-family houses?
Both. Montrose mixes 1910s-1930s bungalows and two-story homes on tree-lined streets with newer townhomes, condos and mid-rise apartments. Townhomes and condos usually cost less than renovated single-family homes on full lots, especially in the historic districts.
Is parking hard in Montrose?
Parking is easy on most residential blocks but tighter near busy restaurant and nightlife strips. A 2026 study for the Montrose area found more parking than needed overall, with a few challenge areas. Many newer townhomes include garages.
What is the Montrose Boulevard project?
The Montrose Redevelopment Authority (TIRZ 27) is planning a phased reconstruction of Montrose Boulevard, with wider sidewalks, new trees, drainage upgrades and safer crossings. The TIRZ also funds sidewalk, lighting and mobility projects across the neighborhood.
What are property taxes like in Montrose?
Montrose homes pay City of Houston, Houston ISD, Harris County and related taxes, which together usually add up to roughly 2% of assessed value per year before exemptions. There are no MUD taxes. Homeowners should file the Texas homestead exemption to cap annual assessment increases at 10%.
Where are the best places to eat in Montrose?
Popular choices include March (Michelin-starred Mediterranean tasting menus), Hugo's (regional Mexican), Nobie's (Michelin Bib Gourmand), Bludorn (refined American and seafood) and Xolo (Mexico City-inspired, a 2026 Bib Gourmand).
Where can I shop local in Montrose?
Westheimer Road and the streets around it are lined with independent shops. Favorites include Basket Books & Art (books plus a gallery), Magick Cauldron (open since 1985) and Space Montrose (goods by Houston artists and makers). The area also has several vintage and resale shops.
Is it noisy living near the bars on Westheimer in Montrose?
Most bars and late-night venues cluster along Westheimer Road and around Pacific Street, so blocks right next to those corridors see more weekend traffic and sound than the quieter residential streets a few blocks away. The City of Houston's sound ordinance caps noise at residential property lines at 65 dB(A) by day and 58 dB(A) at night, and businesses near homes need a permit for outdoor amplified sound. Visiting a block on a Friday or Saturday night is the simplest way to judge it.
