What sells homes in Montrose and Upper Kirby
Three products, three sets of comparable sales. In the 12 months through September 2026, 534 homes sold in Montrose on the MLS at a median around $658,000. In ZIP 77098, which covers Upper Kirby, Redfin counted 540 sales over the same 12 months, with a three-month median near $805,000 through September and homes averaging 66 days on the market, up from 35 a year earlier. Townhomes and condos made up about 44 percent of the sales in 77006 and 39 percent in 77098. Condos start lower, townhomes usually cost less than renovated single-family homes on full lots, and restored historic homes and new construction reach into the millions. We price your home against its own type, building and block, not against a ZIP-wide figure.
Old and new share the same streets. About a third of the single-family homes sold in both ZIPs in the last year were built before 1946 and about half since 2000. New two-story homes sit on 5,000 to 7,500 square foot lots and new three-story homes on lots of about 2,400 to 2,500 square feet, and buyers of each compare them with their own kind. A 1920s home competes with other restored homes of its era, so we build your pricing from the right group and brief the appraiser on what is rare for the street.
Historic districts matter to buyers planning work. Montrose includes City of Houston historic districts such as Audubon Place, Avondale East and West, Courtlandt Place (the city's first, approved in 1996), Westmoreland and First Montrose Commons, and Freedmen's Town in the Fourth Ward is a city historic district listed on the National Register. Exterior changes and demolitions inside these districts need city review, and the City's minimum lot size and building line protections apply block by block in both neighborhoods. We point you to the City of Houston's historic district map so you know whether your property is inside a district before buyers ask.
Condo sales run on documents. Condo buyers compare HOA dues and reserves and read the resale certificate, which Texas law gives the association ten days to deliver, for planned special assessments. Dues on 2026 sales ranged from about $560 a month for a small unit at Parc V on Montrose Blvd to about $1,700 to $1,850 at Regency House and Lamar Tower. Buyers also ask how many parking spaces come with a unit, where guests park and whether the garage has flooded. Gathering those answers before listing keeps the option period on schedule.
Taxes, districts and the projects buyers ask about. Homes here pay City of Houston, Houston ISD, Harris County and related taxes, about 2.14% of assessed value for 2026 before exemptions, with no MUD. Upper Kirby has a management district and a tax increment reinvestment zone whose 2026 to 2030 plan funds West Alabama, Bissonnet and Kirby Drive reconstruction and changes at Levy Park; Montrose's own reinvestment zone funds the phased Montrose Boulevard reconstruction, with the first segment between Allen Parkway and West Clay finishing in 2026 and the West Alabama rebuild still in design. A 38-story residential and office tower at 2811 Kirby broke ground in April 2026. Buyers visit at different times of day, so we plan showings and pricing around your exact block, including the blocks next to Westheimer that see more weekend traffic.
Flood questions are street by street. Most of Montrose sits away from the big bayous, but streets can flood in heavy rain and the northern edge near Buffalo Bayou is closer to mapped floodplains. Listing portals also show First Street's flood risk scores, which put about a quarter of the properties in 77006 and half of those in 77098 at some risk over 30 years, so expect the question even on a street that has never flooded. Have your flood history, any condo garage records and your insurance details ready.
Each era brings its own inspection items. Pre-1946 homes often come with original cast-iron waste lines, now past their expected 50 to 60 years, and pier-and-beam foundations that need re-shimming; homes built from 1978 to 1997 can have polybutylene plumbing or EIFS stucco; three-story townhomes get questions about the age of each air-conditioning system and the elevator service record; and homes built before 1978 carry the federal lead-based paint disclosure. Gathering those records before photos removes easy reasons for a buyer to ask for credits.
How we sell your home
Evan Compean, Founder and Team Lead, is your point person from the first pricing meeting through closing. Included with every listing:
- A written pricing analysis comparing your home with active listings, recent price cuts and the last 60 days of sales, with the links, our reasoning and an estimated net sheet.
- Preparation advice, including staging advice or virtual staging for empty or dated rooms.
- Professional HDR photos, a 3D tour of the inside and outside, and a floor plan, so buyers can compare layouts from anywhere.
- Premium placement on Homes.com and Zillow through paid partnerships, plus paid online advertising with search, retargeting and pay-per-click campaigns.
- Feedback from every showing, a written update every Monday covering showings, online activity, buyer comments and our recommendation, and a market report every Tuesday.
- Negotiation through closing, from comparing offers on net proceeds and financing strength to inspection and appraisal requests.
We negotiate from both sides. On a Montrose purchase, our buyers' inspection findings led to $22,000 in seller credits, so we know exactly what buyers ask for after an inspection here and how to price and prepare your home so those requests stay small. For sellers who have already moved away, we handle access and vendors locally, gather repair quotes and arrange remote or mail-away signing for closing.

Questions sellers ask about Montrose and Upper Kirby
How do you price a Montrose or Upper Kirby condo or townhome compared with a house?
Each has its own comparable sales. Condos start lower, townhomes usually cost less than renovated single-family homes on full lots, and restored historic homes and new construction reach into the millions. We price against recent sales in your building or of similar homes nearby, adjusted for size, updates and location.
Do historic district rules in Montrose affect a sale?
Not the sale itself, but they matter to buyers planning work. In districts such as Audubon Place, Avondale East and West, Courtlandt Place, Westmoreland and First Montrose Commons, exterior changes and demolitions need city approval. We point you to the City of Houston's historic district map to see whether your property is inside a district, so buyers hear it up front.
What should condo sellers in Upper Kirby or Montrose have ready?
The HOA's dues, budget, reserves, rules and recent minutes, plus the number of parking spaces that come with the unit and any garage flood history. Texas law gives the association ten days to deliver the resale certificate, and buyers review it during the option period, so having the documents ready keeps the sale on schedule.
Will the Montrose Boulevard, West Alabama or Kirby Drive projects affect my sale?
Buyers ask, and the answer depends on your block. The first segment of Montrose Boulevard between Allen Parkway and West Clay was finishing in 2026, the West Alabama rebuild was still in design in late 2026 and Kirby Drive is in Upper Kirby's 2026 to 2030 plan. We check the current schedule before listing, plan showings around any work and put the finished improvements in your listing description.
Can you sell my Montrose-area home if I have moved away?
Yes. We regularly sell for owners in other states and countries, handling access and vendors locally and arranging remote or mail-away signing for closing. When an inspection turns up repairs an out-of-town seller cannot manage, we gather quotes and ask the buyer to consider a credit instead.
