Where The Woodlands Hills is and what it is

The Woodlands Hills is a separate master-planned community in Willis and Conroe, Montgomery County, about 13 miles north of The Woodlands township. It is not part of The Woodlands: it has its own homeowners association, is zoned to Willis ISD and pays either MUD 128A or MUD 129. Howard Hughes Communities (The Howard Hughes Corporation when it broke ground in 2017) is the developer, with about 2,000 acres and more than 4,500 homes planned. The Welcome Center is at 1460 N. HOA dues and property taxes

The developer's FAQ lists HOA dues of $1,005 a year, which include access to all amenities. Tax rates per $100 of value:

Taxing unit Rate per $100 Tax year
Montgomery County $0.3860 2026

The Conroe-address section totals about $2.99 per $100 and the Willis-address section about $3.35, or roughly $12,000 and $13,400 a year on a $400,000 home before exemptions. The county and district rates are 2026 adopted rates; 2026 MUD rates were not yet posted on October 30, 2026, so the table uses 2025 MUD rates, and the MUD notice you receive before signing shows the current one. Confirm with a tax professional; more in MUD and PID taxes around Houston.

Conroe (Montgomery County Courthouse) 7.9 13
Bush Intercontinental Airport 40.2 57
Downtown Houston (City Hall) 46.6 58

Amenities

The developer lists 112 acres of open space, 20 planned neighborhood parks and over 10 miles of trails along Stewart's Creek. Founders Park covers 17 acres with an activity center, fitness center, pools, a lazy river, a playground, a dog park and tennis courts. Pollinator Park, the newest park, was announced as open in October 2026.

Flood information

Flood zones are set by address, not by community. Look up the exact address on FEMA's Flood Map Service Center and Montgomery County's Floodplain Administration maps page. On a resale, read the Seller's Disclosure Notice; a never-occupied new home has none, so ask the builder about the lot's elevation and drainage. Also get an elevation certificate and a flood insurance quote. We provide these tools and links; the official maps, disclosure and quote are the sources to rely on. See flood zones and elevation certificates in Houston.

How we represent new-construction buyers

Register us with the builder before or at your first visit. Many builders recognize a buyer's agent only if registered by then, and a walk-in without us can be treated as unrepresented. The builder's on-site agent represents the builder; we represent you. Builders use their own contracts, so we review deposits, completion dates and warranty terms with you. Bring your own inspector at pre-drywall and the final walk-through, and ask each builder about incentives such as rate buydowns or closing-cost help, with terms in writing. See how we work with new-construction buyers, builder contracts and walkthroughs and Houston builders.
