Sell Your East End or EaDo Home with Compean Group

East of Downtown, a 1930s cottage, a new three-story townhome and a vacant lot can sit within a few blocks of each other, and each one sells to a different buyer. Our recorded sales across ZIPs 77003, 77011, 77023 and 77020 include older homes, new construction, a fourplex and lots. Here is what sold, what buyers check on this side of town and how we would sell your home.

Our recorded sales in the East End and EaDo

Since June 2022, 12 sales in ZIPs 77003, 77011, 77023 and 77020 have been recorded under Evan Compean's HAR agent ID. By ZIP, that is 5 in 77003, 4 in 77011, 2 in 77023 and 1 in 77020. Of those, 2 were land or lot sales; the other 10 were 9 single-family homes and 1 fourplex, built from 1929 to 2023. ZIP 77003 covers EaDo and the Second Ward, and 77023 covers Eastwood, Idylwood, Lawndale and Mason Park.

Recent examples:

  • 1938 fourplex on Latham St (77011)
  • 2-bedroom 1936 home on Engelke St (77003)
  • 3-bedroom 1929 home on Milby St (77003)
  • Lot on Lidstone St (77023)
  • 3-bedroom 2023 home on Milby St (77003)
  • 3-bedroom 2022 home on Bayou St (77020)

These counts cover only sales recorded under Evan Compean's HAR agent ID since June 2022 (through October 27, 2026); the team's overall record is 1,000+ homes sold in 15 years and 140+ transactions in the last 12 months.

What sells homes in the East End and EaDo

Price each property against its own type. EaDo is mostly townhomes built since the 2000s, plus warehouse lofts, mid-rise condos and a few older single-family homes toward the east. The Second Ward has early-1900s bungalows and cottages mixed with newer infill, and Eastwood and Idylwood are known for 1920s to 1940s bungalows, cottages and revival-style homes on tree-lined streets. In the 12 months through September 2026, 61 homes sold in EaDo on the MLS at a median around $365,000, most of them townhomes and condos. That figure says little about a restored Eastwood bungalow.

Townhome buyers read the HOA file. Many EaDo townhomes sit in small gated communities with shared driveways and HOA dues. Buyers review the HOA budget, rules and any shared-driveway agreement during the option period, so we collect those documents before your home goes on the market.

Records answer inspection requests. When a buyer's foundation specialist estimated a five-figure repair on a 1938 East End multifamily property, we answered with the owners' records. The foundation had been leveled in 2020 with two beams replaced, and a gravel drainage channel surrounds the home. The ductwork is under 10 years old, the roof dates to about 2014, and the property was brought up to 2019 code under City of Houston inspection. If you have records like these, gather them before listing.

Flood maps differ across these ZIPs. Buffalo Bayou forms the northern edge of 77003 and Brays Bayou the southern edge of 77023, and blocks near each fall within mapped floodplains. Project Brays widened the bayou and rebuilt bridges, and low spots in EaDo can still take on water in heavy storms. Buyers check the Harris County Flood Control District's mapping tool, so we share that tool and help you gather your flood history first.

Change nearby is part of the conversation. Pagewood's East Blocks project broke ground on phase one in 2026 on Hutchins and Dallas streets. The City and Houston First unveiled a master plan for the core of East Downtown in March 2026, and TxDOT plans to rebuild the freeways along EaDo's western edge. Four of our recorded sales here were new homes on Milby St and Bayou St built from 2021 to 2023. Buyers ask what is being built nearby, so we share what has been announced.

How we sell your home

Evan Compean, Founder and Team Lead, leads every listing strategy and negotiation. Each home gets a written pricing analysis drawn from active competition, recent price cuts and sales from the last 60 days, along with an estimated net sheet. You also get preparation advice on what to fix and what to skip before photos. Marketing includes professional HDR photos, a 3D tour of the inside and outside, a floor plan, premium placement on Homes.com and Zillow through our paid partnerships, and paid search, retargeting and social ads.

Showings run through a professional scheduling service. You get the buyer agent's feedback after every showing and a written activity update every Monday, and we handle the inspection, appraisal and title steps through closing. For a lot, we lead with the survey, the restrictions, the flood zone and the recent lot sales that builders compare.

Questions sellers ask about the East End and EaDo

What should EaDo townhome sellers have ready before listing?

The HOA's budget, rules and dues, plus any shared-driveway agreement and gate or parking details. Many EaDo townhomes sit in small gated communities, and buyers review those documents before their option period ends, so having them ready keeps the sale moving.

How do you price an older East End bungalow near new construction?

We compare it with similar older homes and renovations nearby, and we look separately at new builds and lot sales, since some buyers pay mainly for the land. Eastwood and Idylwood bungalows, Second Ward cottages and new homes on streets like Milby each have their own comparable sales.

What if the buyer's inspector finds foundation problems?

Get a foundation company's opinion and pull your records before answering. On a 1938 East End multifamily property, records of a 2020 foundation leveling with two beams replaced, newer ductwork and a roof from about 2014 helped answer a large repair request.

Do buyers ask about flooding in 77003 and 77023?

Yes. Buffalo Bayou forms the northern edge of 77003 and Brays Bayou the southern edge of 77023, and blocks near each fall within mapped floodplains. The Texas seller's disclosure asks about past flooding, flood claims and floodplain location, so we help you answer from your records and the county maps.
