Sell Your Cypress or Tomball Home with Compean Group

In Cypress and Tomball, the home competing with yours is often brand new, a few miles away and sold with builder incentives, so pricing and presentation have to hold up side by side. Our recorded sales in ZIPs 77429, 77433, 77377 and the Copperfield area run from 1979 homes to 2014 builds. Here is what sold, what buyers check in these ZIPs and how we would sell your home.

What sells homes in Cypress and Tomball

A deep market with new builds in it. From October 2025 through September 2026, Redfin counted 8,137 sales in ZIP 77433 at a September median around $425,000 and 56 days on the market, 2,950 in 77429 at about $380,000 and 45 days, 2,668 in 77375 at about $362,000, 2,178 in 77377 at about $391,000, and 794 inside the City of Tomball at about $385,000 and 68 days. Bridgeland alone had about 2,850 sales at a median near $491,000 and Towne Lake about 590 at a median near $685,000. The median build year of homes sold in the last year was 2003 in 77429 but 2022 in 77433, and in Dunham Pointe 76 of 88 sales were new construction, so a resale is priced against the builders' current homes and incentives as much as against other resales.

Tax rates vary by subdivision. School taxes run about $1.07 per $100 of value in both Cypress-Fairbanks ISD and Tomball ISD for 2025, and the municipal utility districts that serve most newer subdivisions add anywhere from about 28 cents to $1.50 more, so total rates range from about 2.2 percent in Fairfield and Coles Crossing to more than 3 percent in Bridgeland's villages and Dunham Pointe. Cy-Fair ISD's tax election on November 3, 2026 means the 2026 school rate was not final when we wrote this. Texas law requires the seller to give the buyer the MUD notice before the contract is signed, and buyers compare total yearly cost along with price, so we gather your tax bill, MUD details and HOA dues before listing.

HOA documents and fees are part of the net sheet. The association has ten business days to deliver the resale certificate, with its fee capped at $375. Dues and closing fees differ by community: Bridgeland charged a $665 master assessment plus $690 to $725 for the village in 2025, Towne Lake's 2026 dues were $2,184 with a buyer reserve contribution, and communities such as Fairfield and Dunham Pointe add transfer or capitalization fees at closing. We put every fee on your estimated net sheet so there are no surprises at the closing table.

Flood questions start with the creek. Cypress Creek and Little Cypress Creek drain a 267 square mile watershed, and Harris County Flood Control District figures put about 9,450 homes flooded there in Harvey. The 2018 county bond set aside $291 million for the watershed, the district has bought out 410 homes since 1985, and new detention basins are due to finish in 2027 and 2028. The Texas seller's disclosure asks about past flooding, flood insurance and floodplain location, and buyers check it against the FEMA maps, so have your flood history, any elevation certificate and your insurance details ready.

Roads and what is coming. The Tomball Tollway opened in 2015 and 2019 and SH 249 has reached SH 105 since 2022; the Grand Parkway widening through Tomball began in 2024, a $72.6 million Grand Parkway project from West Road to US 290 runs from 2026 to 2029, and a US 290 underpass at Greenhouse Road is scheduled for 2026 to 2030. Bridgeland's Toro District, with the Houston Texans' headquarters, targets 2029, and new communities such as Oakhill Reserve and Azalea Trails opened sales in late 2026. Buyers price drive times and construction detours, so we put the ones that help your home in the listing description and handle the ones that don't up front.

Inspection items follow the home's age. Homes from the 1980s and 1990s sit on slabs over clay soils, so foundation records matter; roofs are a question after Beryl's 2024 winds, which gusted to 83 mph at D.W. Hooks airport; air-conditioning systems installed before 2010 may still use R-22 refrigerant, which has not been produced since 2020; and acreage homes bring well and septic questions, including Harris County's maintenance contract rules for aerobic systems. Gathering the paperwork before photos removes easy reasons for a buyer to ask for credits.

How we sell your home

Evan Compean, Founder and Team Lead, leads each step of your sale:

  1. Pricing. A written pricing analysis from active listings, the builders' current homes and incentives, recent price cuts and sales from the last 60 days, with an estimated net sheet that shows title, tax proration, HOA fees and other closing costs.
  2. Preparation advice. A walk-through with advice on paint, lighting and repairs an inspector would flag, plus staging advice or virtual staging when it helps.
  3. Marketing. Professional HDR photos, a 3D tour of the inside and outside, a floor plan, premium placement on Homes.com and Zillow through our paid partnerships, and paid search, retargeting and social ads.
  4. Showings and reporting. A professional scheduling service, the buyer agent's feedback after each showing, a written update every Monday and a market report every Tuesday.
  5. Negotiation. Offers compared on net proceeds, financing strength, option period and closing date, then inspection and appraisal negotiations through closing.

We see the appraisal side too. On a Cypress purchase in 77429, our buyers' lender required repairs before closing after the appraisal, and we worked them through with the seller so the closing date held. Knowing what appraisers and lenders flag in these subdivisions helps us prepare your home so those requests stay small. Questions sellers ask about Cypress and Tomball

How do MUD taxes affect selling a home in Cypress or Tomball?

Buyers compare total tax rates along with price. School taxes run about $1.07 per $100 in Cy-Fair ISD and Tomball ISD, and the utility districts that serve most newer subdivisions add anywhere from about 28 cents to $1.50 more, so totals range from about 2.2 percent to more than 3 percent depending on the subdivision. A seller in a MUD gives the buyer the MUD notice before the contract is signed, and we show the full yearly cost on the listing so buyers can compare.

How do I compete with new construction in Bridgeland, Towne Lake or Amira?

Price against the builders' current homes and incentives as well as nearby resales, then decide whether a seller credit works better than a price cut. A credit can pay for a rate buydown or closing costs, the same tools builders use, and we show both options side by side on your net sheet. Presentation matters too, because buyers tour new models and your home on the same weekend.

What HOA documents and fees will my buyer ask about?

The resale certificate, which the association has ten business days to deliver for a fee capped at $375, plus the restrictions, rules, dues schedule and any transfer or capitalization fee the community charges at closing. We request the package when we list, so the option period isn't spent waiting on paperwork.

Do I have to disclose that my Cypress or Tomball home flooded?

The Texas seller's disclosure asks whether you are aware of previous flooding into the home, flood insurance claims and FEMA or Small Business Administration flood assistance, and whether the home sits in a floodplain or floodway. A flood you know about belongs on the form. Gather any repair records, permits and insurance details so buyers can see what was done.
