Sell Your Near Northside or Woodland Heights Home with Compean Group
Compean Group's office is at 802 W. Patton St, inside ZIP 77009, so Near Northside and Woodland Heights are the neighborhoods around our own front door. Our recorded sales here range from 1920s cottages and a fourplex to new construction and vacant lots, and each one sells to a different buyer. Below are the numbers, what buyers check in this ZIP and how we would sell your home.

What sells homes in Near Northside and Woodland Heights
Two markets share one ZIP. Woodland Heights is mostly restored and expanded bungalows and cottages built from 1907 to 1925, while Near Northside mixes early-1900s cottages, mid-century homes and new townhomes and houses on subdivided lots. In the 12 months through September 2026, 218 homes sold in Near Northside on the MLS at a median around $330,000. In Woodland Heights, 113 sold at an average near $1.05 million. We price your home against its own group of comparable homes, not against a ZIP-wide price per square foot.
Historic and lot rules shape offers. Part of Woodland Heights became a City of Houston historic district in 2011, covering about 386 homes, and Norhill is a city historic district too. Inside those boundaries, exterior changes, additions, new construction and demolition need a Certificate of Appropriateness. Parts of Woodland Heights also have reinstated deed restrictions and minimum lot size and building line protections. Near Northside's 2011 National Register listing, by contrast, is honorary and does not by itself restrict remodeling. Buyers who plan to add on price these rules into their offers, so before listing we advise confirming which ones apply to your lot with the City of Houston and your title company.
Older homes bring predictable inspection items. Pier-and-beam bungalows often need re-shimming rather than major foundation work. Drywood termite wings are common in older Heights-area homes and do not by themselves prove an active infestation, and crawlspace insulation pulled down by animals is a frequent request. Gathering foundation, termite and repair records before listing, and screening crawlspace openings, keeps these items from turning into last-minute credits.
Flood maps and I-45 come up early. Most Woodland Heights streets sit on higher ground, but blocks near Little White Oak Bayou and White Oak Bayou are closer to mapped floodplains, and lower-lying Near Northside streets are more exposed. Homes along the western edge border I-45, where TxDOT's North Houston Highway Improvement Project anticipates construction around 2031. Have your flood history and any elevation certificate ready, and expect buyers near the freeway to check TxDOT's project maps.
Lots sell to builders. New homes are going up across Near Northside on subdivided lots, and 3 of our 20 recorded 77009 sales were lots. Builders check the survey against the plat for building lines and easements, the deed restrictions and whether a lot can be split for two homes. We pull recent lot sales and show buyers any site plan up front.
How we sell your home
Evan Compean, Founder and Team Lead, is your point person from the pricing meeting to closing day. Every listing includes:
- A written pricing analysis built on the homes buyers will compare with yours, including active competition, recent price cuts and sales from the last 60 days, plus an estimated net sheet.
- Preparation advice from a walk-through of your home: what is worth doing before photos, such as paint, lighting or a repair an inspector would flag, and what to skip.
- Professional HDR photos, a 3D tour of the inside and outside, and a floor plan, which help buyers understand bungalows that have been expanded over the years.
- Premium placement on Homes.com and Zillow through our paid partnerships, plus search, retargeting and pay-per-click ads that keep your home in front of buyers as they browse.
- An email for every showing with the buyer agent's feedback, and a written activity update every Monday.
- Negotiation through closing, from comparing offers on net proceeds and financing strength to inspection and appraisal requests.
Two recent 77009 sales. On a 1910 Near Northside bungalow, the buyer's inspection led to HVAC, termite and foundation repairs. We wrote a repair amendment both sides agreed to, gave the buyer the paid invoices and the foundation warranty, and told the appraiser that three full bathrooms is rare for bungalows nearby. The home appraised at its contract price. For an out-of-town executor selling a Sunset Heights home full of belongings, we arranged one visit to collect what mattered, then handled the cleanout, paint and yard work. We worked through the heirship affidavits the title company required and sold the house as-is with its contents. The executor never had to empty the house or travel to closing, and more examples are in our guide to selling an inherited home in Houston.

Questions sellers ask about Near Northside and Woodland Heights
Do I need city approval to sell a home in the Woodland Heights historic district?
No. A sale does not need city approval. Inside the district, exterior changes, additions, new construction and demolition need a Certificate of Appropriateness before work starts, so buyers who plan to remodel ask about the boundary. Before we list, we advise confirming whether your lot is inside the district on the City of Houston's historic district map and asking your title company which deed restrictions apply.
How do you price a 1920s bungalow next to new construction in 77009?
We compare it with other bungalows and renovated older homes nearby, not with the price per square foot of new builds. Then we adjust for lot size, bathrooms, updates and condition. We also brief the appraiser on features that are rare for the area, as we did for a 1910 bungalow with three full bathrooms.
Will the I-45 project affect selling a home near the freeway?
Buyers near the freeway will ask about it. TxDOT's 2025 materials list the stretch between Loop 610 and I-10 as Segment 2 of the North Houston Highway Improvement Project, with final design pending funding and construction anticipated around 2031. The project maps at txdot.gov/nhhip show planned changes near specific streets, and we point buyers to them.
Can you sell my Near Northside lot to a builder?
Yes. Of our 20 recorded sales in 77009 since June 2022, 3 were lots. We pull recent lot sales and advise having your surveyor and title company confirm building lines, easements, deed restrictions and minimum lot size rules. We also present any site plan that shows whether the lot can be split for two homes.
