Sell Your Acres Homes House or Lot with Compean Group

Acres Homes in northwest Houston began as homesites sold by the acre, and land is still a large share of what changes hands here. Since June 2022, 11 of our 16 recorded sales in ZIPs 77088 and 77091 were land or lot sales, and most of the rest were new construction. Whether you own a vacant lot, an older house or a new build, here is how we would sell it.

Our recorded sales in Acres Homes

Since June 2022, 16 sales in ZIPs 77088 and 77091 have been recorded under Evan Compean's HAR agent ID: 10 in 77088 and 6 in 77091. Of those, 11 were land or lot sales. The other 5 were 2 new duplexes built in 2024 and 2025, 2 homes built in 2023 and a home built in 1930. ZIP lines don't follow neighborhood lines exactly, so we count both ZIPs in full.

Recent examples:

  • Lot on Radcliffe St (77091)
  • 2025 duplex on Hanfro Ln (77088)
  • Lot on Tower St (77088)
  • Lot on Carver Rd (77088)
  • 3-bedroom 1930 home on Hanfro Ln (77088)
  • 3-bedroom 2023 home on Granville Dr (77091)

These counts cover only sales recorded under Evan Compean's HAR agent ID since June 2022 (through October 27, 2026); the team's overall record is 1,000+ homes sold in 15 years and 140+ transactions in the last 12 months.

What sells homes and land in Acres Homes

Land has a long history here. Acres Homes was established during World War I, when landowners began selling homesites large enough for gardens and farm animals, divided by the acre rather than by the plot. Many of those large properties have since been subdivided, and undeveloped, often wooded land remains scattered through the area. That history shows in our numbers: 11 of our 16 recorded sales here were lots.

What lot buyers check. Builders and investors look at the survey and plat for building lines and easements, deed restrictions, the flood zone, utility access and whether a lot can be subdivided. We track lot sales and current lot listings and check the survey against the plat before a buyer does. We also share any site plan or land kit that shows a lot can be split for two homes.

New construction sets a new comparison. New homes and duplexes are going up on former lots, and our recorded sales include new duplexes on Hanfro Ln and Sealey St and new homes on Granville Dr. For an older house, we compare recent sales of similar homes with nearby lot sales, because some buyers are paying mainly for the land.

Drainage and flood questions. Many Acres Homes streets have long had open roadside ditches rather than curbs and storm drains. Builders ask how a lot drains and whether it sits in a mapped floodplain, so before listing we share the FEMA and Harris County Flood Control District map tools for your address.

Clear title first. Older land often passes through an estate, and a title company may require probate, an affidavit of heirship or other paperwork before it will insure the sale. Evan Compean is a partner in a Houston title company, and we open title early so you know what will be required before a buyer is waiting.

How we sell your home or lot

Evan Compean, Founder and Team Lead, handles your pricing and negotiation himself. A house gets the full listing package: a written pricing analysis with an estimated net sheet, preparation advice and professional HDR photos. It also gets a 3D tour of the inside and outside, a floor plan, premium placement on Homes.com and Zillow and paid online advertising. For a lot, the marketing centers on the facts builders check: the survey, the restrictions, the flood zone and any site plan.

Either way, you get an email for every showing with the buyer agent's feedback and a written update every Monday. Lots and older homes also draw cash offers that can be far apart for the same property. We compare offers on price, proof of funds, closing timeline and who pays closing costs, and we ask buyers to explain the repair scope behind low offers.

A recent builder sale. We sold a new duplex on Hanfro Ln for a builder. We price new construction from comparable new builds and nearby resales, adjusted for lot position and current mortgage rates. Then we review the price with the builder after the first two to three weeks on the market. Builders can read more on our new construction services page.

Questions sellers ask about Acres Homes

Can you sell a vacant lot in Acres Homes?

Yes. Of our 16 recorded sales in 77088 and 77091 since June 2022, 11 were land or lot sales. We pull recent lot sales, advise having your surveyor and title company confirm building lines, easements and deed restrictions, share the flood map tools, and put the lot in front of builders and investors.

Should I sell my older Acres Homes house as-is or fix it up first?

It depends on whether buyers are paying mainly for the house or for the land. We compare recent sales of similar homes with nearby lot sales, then show your likely proceeds selling as-is versus after cleanup or repairs. Even as-is buyers in Texas usually inspect during the option period.

Can I sell land that is still in a late relative's name?

Usually, once someone has legal authority to sell. That may mean probate, an affidavit of heirship the title company accepts or a transfer on death deed. Evan Compean is a partner in a Houston title company, we open title early so you know what will be required, and a probate attorney can advise on the legal steps.

Do builders ask about flooding and drainage on Acres Homes lots?

Yes. Many streets have long had open roadside ditches rather than curbs and storm drains, and flood risk varies by lot. Builders check FEMA's Flood Map Service Center and the Harris County Flood Control District's mapping tool, so we give you links to both for your address before listing.
