New Construction Homes in The Woodlands
The Woodlands was planned around preserved forest, and our Woodlands guide places newer homes in villages such as Creekside Park and Sterling Ridge. Covenants and design review matter on a new home too. The map below shows current new-construction listings.
What to know about new construction in The Woodlands
Our Woodlands guide notes that the Covenants and Standards still apply to new homes, so plan landscaping, fences, pools and patios with the standards in hand. Building or changing a structure on a lot with a house needs prior written approval from the village's Residential Design Review Committee, and tree removal usually needs approval too. Builders use their own contracts, so bring your own agent and inspector.
Homes inside the Township pay a Township tax ($0.1694 per $100 for 2026) plus county and school district taxes and, in villages served by a MUD, that district's tax; ask for the MUD notice before you sign. Creekside Park is in Harris County and pays Harris County and Tomball ISD rates. Some neighborhoods near Spring Creek and Panther Branch flooded in heavy storms. Ask the builder for the finished-floor height and drainage plan, and look up the lot on the FEMA Flood Map Service Center and the Montgomery County floodplain map or, for Creekside Park, the Harris County Flood Control District's MAAPnext map.

FAQ: new construction in The Woodlands
Where in The Woodlands is new construction?
Our Woodlands guide places newer homes in the villages of Creekside Park and Sterling Ridge. Our ZIP 77389 guide covers Creekside Park, and our ZIP 77382 guide covers Alden Bridge and Sterling Ridge. Builders and sections change, so use the map for current new-construction listings and ask each builder which village the lot is in.
Do I need approval to add a fence, pool or patio on a new Woodlands home?
Usually yes. For work on a lot with a home, the Covenants and Standards require prior written approval from the village's Residential Design Review Committee or its designated staff, and our Woodlands guide lists fences, pools, patios, paint color changes and tree removal among the projects that need it, with some items pre-approved in the Residential Development Standards. The guide notes that the covenants still apply to new homes, so read them before you plan landscaping.
Is there an option period on a new construction home?
Usually not. The option period belongs to the Texas resale contract. Builders often use their own contracts, which commonly have no option period or only a short cancellation window of a few days, a completion date the builder can extend, and deposits that become non-refundable once materials are ordered. Read the whole contract before you sign, schedule your own inspections at pre-drywall and final, and ask for addenda covering inspection rights and a deposit refund if the home is late.
