Montrose Townhomes for Sale

Montrose townhomes are often three stories and built where an older house once stood, so each sits on a much smaller lot than the 1920s bungalows around it. The map below shows current townhome listings.

What to know before you tour a Montrose townhome

Westmoreland, Avondale East and West, Audubon Place, Courtlandt Place and First Montrose Commons are City of Houston historic districts, where most exterior changes and new construction need city approval. Homes near Westheimer and other busy streets trade convenience for traffic and nightlife noise, so visit the block on a weekend night and ask how parking works.

Most of Montrose sits away from the big bayous, but streets can flood in heavy rain, and the northern edge near Buffalo Bayou is closer to mapped floodplains. For a newer townhome, ask for the finished-floor height and drainage plan, and look up the address on the FEMA Flood Map Service Center and the Harris County Flood Control District's MAAPnext map. Montrose has no MUD tax.

Prices and how we help

Across all home types, 534 closed MLS sales in Montrose from October 2025 through September 2026 had a typical price near $658,000 and an average near $747,000. We help you get the association's resale certificate and recorded documents and read the shared-wall, maintenance and insurance terms with you before your option period ends.

FAQ: Montrose townhomes

Is a Montrose townhome on its own lot, or is it a condo?

Our Montrose guide says a townhome built where an older house stood sits on a much smaller lot, while a condo comes with no private lot at all. Ask which form of ownership a listing uses, and ask for the association's documents either way. A property owners' association must deliver its restrictions, bylaws, rules and resale certificate within 10 business days of a written request, and a condominium association must furnish its resale certificate within 10 days.

What can be built next to a Montrose townhome?

Houston has no zoning, so a townhome project or a new commercial building can go up nearby unless deed restrictions, a historic district or the city's lot rules prevent it. Ask for the deed restrictions on the lot, look at what has been permitted on nearby lots, and find out whether the block is inside a historic district, where new construction and additions need city approval.

Does a Montrose townhome come with a seller's disclosure notice?

A previously occupied townhome does. Texas Property Code Section 5.008 applies to residential property with not more than one dwelling unit, and the notice covers flooding and flood insurance, whether the property is in a floodplain, floodway or flood pool, homeowners association fees and common areas. If it arrives after you sign, you may terminate for any reason within 7 days after receiving it. A new residence that has never been occupied is exempt, so ask the builder for the same information in writing.
