New Construction Homes in Montrose

New construction in Montrose includes three-story townhomes, often built where an older house once stood, and new homes and condos within a few blocks of 1920s bungalows. The map below shows current new-construction listings.

What to know about new construction in Montrose

A new townhome sits on a much smaller lot than the older house it replaced. Inside Montrose's City of Houston historic districts (Westmoreland, Avondale East and West, Audubon Place, Courtlandt Place and First Montrose Commons), new construction and additions need city approval, so lot size alone does not tell you what can be built.

Since 2018, new homes in Houston's mapped floodplains must sit at least 2 feet above the 500-year flood level, and the northern edge of Montrose near Buffalo Bayou is closer to mapped floodplains. Ask the builder for the finished-floor height and drainage plan, and look up the address on the FEMA Flood Map Service Center and the Harris County Flood Control District's MAAPnext map. Montrose has no MUD tax, but a first tax bill on new construction can reflect only the land, so budget for the finished value.

Prices and how we help

FAQ: new construction in Montrose

What does new construction look like in Montrose?

Our Montrose guide describes new townhomes, often three stories and built where an older house once stood, set among 1920s bungalows and Craftsman homes. New construction in the historic districts needs city approval. Houston has no zoning, so a new townhome project or a commercial building can also go up nearby unless deed restrictions, a historic district or the city's lot rules prevent it; ask for the deed restrictions.

Is a seller's disclosure notice required on a new Montrose townhome?

Not for a new residence that has never been occupied: Texas Property Code Section 5.008(e) exempts it. A builder's contract still has its own terms, and the HOA documents still matter, so ask for the association's paperwork and the builder's written flood information, such as the finished-floor height and the drainage plan. Montrose has no MUD, so the MUD notice does not apply there.

Is a builder's contract the same as the Texas resale contract?

Usually not. TREC publishes New Home Contract forms for incomplete and completed construction (forms 23-19 and 24-19), but builders often use their own contracts, with their own deadlines, earnest money rules and dispute terms, and usually no option period. Read the whole contract before you sign, and ask for addenda covering inspection rights and a deposit refund if the home is late.
