Houston Heights Homes for Sale Under $500,000
In the Houston Heights, $500,000 is below the typical sale price, and our Heights guide notes that townhomes and smaller bungalows come in lower than restored and new detached homes. The map below shows current listings under $500,000.
What to know about a Heights home in this range
Heights bungalows and Victorians date to the early 1900s, so plan the option period around them: a sewer-line camera inspection, a foundation check, and questions about the wiring, plumbing and roof. Buyers of older homes often ask for an option period of 10 to 14 days. Most lots in the historic districts are 50 by 132 feet, about 6,600 square feet, and inside the Houston Heights East, West and South districts, exterior changes and additions need a Certificate of Appropriateness from the city.
Streets near White Oak Bayou and Little White Oak Bayou have flooded in major storms, so look up each address on the FEMA Flood Map Service Center and the Harris County Flood Control District's MAAPnext map. Heights homes pay City of Houston, Houston ISD and Harris County taxes, with no MUD.

FAQ: Houston Heights homes under $500,000
What should I inspect on an older Houston Heights home?
Heights bungalows and Victorians date to the early 1900s. Budget for a sewer-line camera inspection and a foundation check, ask what has been updated in the wiring, plumbing and roof, and get repair quotes during the option period while you can still negotiate. Ask for the permit history and any Certificate of Appropriateness approvals for past additions. In our Houston transactions a 7 to 10 day option period is typical, and buyers of older homes often ask for 10 to 14 days.
Do historic-district rules apply to a lower-priced Heights home?
They apply to the address, not the price. Inside the Houston Heights East, West and South historic districts, additions, new construction and demolition need a Certificate of Appropriateness, and recent city staff reports apply a 40 percent lot-coverage limit, about 2,640 square feet of footprint on a typical 6,600-square-foot lot. Outside the districts, recorded deed restrictions and the city's minimum lot size and building line rules can still limit what you can build. Ask for the deed restrictions early.
How do I make a strong offer on a Heights home under $500,000?
Start with a lender's pre-approval letter, which Houston sellers expect with every offer. Then use the blanks in the Texas contract. Earnest money is often about 1 percent of the price in our transactions. A larger option fee, which is credited to the price at closing, makes an offer more attractive without giving up the right to inspect, and buyers competing with other offers often shorten the option period to about 5 days. We rarely recommend waiving the option period, because it is the window for inspections, insurance quotes and flood-map research. Compean Group is not a lender, so confirm loan terms with your lender.
