Katy Townhomes for Sale
Our Katy guide describes the market as mostly detached homes in master-planned communities, so a townhome search starts with the map below, which shows current townhome listings. The notes here cover the HOA, MUD and county details that change what a Katy townhome costs to own.
What to know before you tour a Katy townhome
Most Katy communities have an HOA and sit in a municipal utility district, so a townhome can carry association dues, a MUD tax and sometimes a PID or emergency services district charge. Ask whether the townhome is under one association or more than one, and get the resale certificate and recorded documents that show who maintains and insures shared walls and roofs. Katy addresses reach into Harris, Fort Bend and Waller counties, and the county decides the appraisal district, part of the tax rate and where you file your homestead exemption.
Some Katy-area neighborhoods lie within the Addicks and Barker reservoir flood pools, and the seller's disclosure notice asks whether a property is in a flood pool or reservoir. Look up the address on the FEMA Flood Map Service Center and, for Harris County addresses, the Harris County Flood Control District's MAAPnext map.
Prices and how we help
Across all home types, 6,118 closed MLS sales with Katy addresses from October 2025 through September 2026 had a typical price near $346,000 and an average near $414,000. We help you get the association's documents and read the shared-wall, maintenance and insurance terms with you before your option period ends.
FAQ: Katy townhomes
Do Katy townhomes pay MUD taxes and HOA dues?
Most Katy communities have both. Typical totals with a MUD run about 2.8 to 3.5 percent of value in Harris County and 2.8 to 3.3 percent in Fort Bend County, according to HAR figures cited in our Katy guide, and every 10 cents of tax rate adds about $400 a year on a $400,000 home. Texas Water Code Section 49.452 requires the seller to give you a MUD notice with the district's tax rate before a binding contract is signed. Compare the total rate on each home's tax certificate.
Which county is a Katy townhome in, and why does it matter?
Katy addresses reach into Harris, Fort Bend and Waller counties. The county decides which appraisal district values the home, part of the tax rate and where you file your homestead exemption, so confirm the county on the listing and on the tax certificate before you compare monthly costs.
How do I research flood risk for a Katy townhome?
Start with the seller's disclosure notice, which asks about prior flooding, flood insurance claims and whether the property is in a floodplain, floodway, flood pool or reservoir. Then look up the address on FEMA's Flood Map Service Center and, for Harris County addresses, the Harris County Flood Control District's MAAPnext draft maps, which are for awareness only. Get a flood insurance quote during your option period.
