New Construction Homes in Katy
Our Katy guide names Elyson, Sunterra and Cane Island as newer communities where several builders sell at different price points. The map below shows current new-construction listings in Katy.
What to know about new construction in Katy
Expect an HOA and a MUD in most new communities. Texas law requires the seller to give you a MUD notice with the district's tax rate and bonded debt before a binding contract is signed, and some communities also have a public improvement district, so ask for the MUD notice and any PID notice on day one. A newer MUD may still have bonds left to sell. Typical totals with a MUD run about 2.8 to 3.5 percent of value in Harris County and 2.8 to 3.3 percent in Fort Bend County, according to HAR figures cited in our Katy guide.
Katy addresses reach into Harris, Fort Bend and Waller counties, so confirm the county. Ask the builder for the finished-floor height and drainage plan, and look up the lot on the FEMA Flood Map Service Center and, for Harris County lots, the Harris County Flood Control District's MAAPnext map. File your homestead exemption right after closing; a first tax bill can reflect only the lot, so budget for the finished value.
Prices and how we help
Across all home types, 6,118 closed MLS sales with Katy addresses from October 2025 through September 2026 had a typical price near $346,000 and an average near $414,000. Register us with the builder at your first visit: we represent you, and the builder's on-site sales agent represents the builder.
FAQ: new construction in Katy
Which Katy communities have new construction?
Our Katy guide names Elyson, Sunterra and Cane Island as newer communities with several builders and price points in each, alongside established communities such as Cinco Ranch. Our ZIP 77493 guide covers Old Katy, Cane Island and Elyson. The map shows current new-construction listings; compare builders' incentives in writing before you sign.
What notices must a builder give me for a MUD or PID in Katy?
Texas Water Code Section 49.452 requires written notice of the MUD's tax rate and bonded debt before a binding contract is signed, and a signed copy is recorded at closing. Texas Property Code Section 5.014 requires a separate notice, acknowledged before a binding contract, if the property is in a public improvement district. A seller's disclosure notice is not required for a new home that has never been occupied, but these notices still are.
What inspections should I schedule on a new Katy home?
Municipal and county inspections confirm code minimums and are not an inspection for you, so hire your own TREC-licensed inspector for three visits: pre-drywall, a final inspection before the builder's walkthrough, and an eleven-month inspection before the one-year workmanship warranty expires. Bring the final report to the walkthrough so every open item gets a written completion date.
