Cypress Townhomes for Sale

Our Cypress guide describes the market as mostly detached homes in master-planned communities, so a townhome search starts with the map below, which shows current townhome listings. The notes here cover the HOA, MUD and emergency services district costs that come with a Cypress townhome.

What to know before you tour a Cypress townhome

Cypress is unincorporated, so services come from Harris County, emergency service districts and municipal utility districts, there is no city zoning, and most neighborhoods have HOAs. Deed restrictions and HOA rules decide most of what can be built near you, so read them. Ask whether the townhome is under one association or more than one, and get the resale certificate and recorded documents that show who maintains and insures shared walls and roofs.

A Cypress tax bill combines Harris County, Cy-Fair ISD, a MUD, an emergency services district and sometimes a PID, and the seller must give you a MUD notice before you sign. Some neighborhoods near Cypress Creek and its tributaries flooded in Hurricane Harvey in 2017, so look up the address on the FEMA Flood Map Service Center and the Harris County Flood Control District's MAAPnext map.

Prices and how we help

Across all home types, 3,619 closed MLS sales with Cypress addresses from October 2025 through September 2026 had a typical price near $406,000 and an average near $486,000. We help you get the association's documents and read the shared-wall, maintenance and insurance terms with you before your option period ends.

FAQ: Cypress townhomes

Do Cypress townhomes pay MUD and emergency services district taxes?

Most Cypress neighborhoods have both HOAs and MUD taxes, and services come from emergency service districts as well. Typical totals with a MUD run about 2.8 to 3.5 percent of value in Harris County, according to HAR figures cited in our Cypress guide, and every 10 cents of tax rate adds about $400 a year on a $400,000 home. Pull the full rate for the address, including the MUD and the emergency services district, not just the school district.

What does no city zoning mean for a Cypress townhome?

Cypress is not a city, so there is no city zoning, and it is outside Houston city limits. Deed restrictions and HOA rules decide most of what can be built or changed near you, including architectural rules. Ask for the deed restrictions and the HOA documents early and read them before your option period ends.

Does Cypress flood?

Some neighborhoods near Cypress Creek and its tributaries flooded during Hurricane Harvey in 2017, while newer communities were often built higher, with detention ponds, according to our Cypress guide. Look up each address on FEMA's Flood Map Service Center and the Harris County Flood Control District's MAAPnext draft maps, which are for awareness only, read the seller's disclosure notice and get a flood insurance quote during your option period.
