New Construction Homes in Cypress

Cypress new construction is concentrated in master-planned communities such as Bridgeland and Towne Lake, where several builders sell and new sections keep opening. The map below shows current new-construction listings.

What to know about new construction in Cypress

Bridgeland covers about 11,500 acres, with 75-plus parks and 250 miles of trails, and keeps opening new sections such as Creekland Village. Cypress is unincorporated, so there is no city zoning, and deed restrictions and HOA rules decide what can be built nearby.

A new home here usually comes with an HOA, a MUD and an emergency services district, and sometimes a PID. A newer MUD may still have bonds left to sell, so ask for the MUD notice and any PID notice before you sign, and remember that a first tax bill can reflect only the lot. Heavy rain in April 2016 flooded homes along Cypress Creek and Greens Bayou, and some neighborhoods near the creek flooded again in Hurricane Harvey. Ask the builder for the finished-floor height and drainage plan, and look up the lot on the FEMA Flood Map Service Center and the Harris County Flood Control District's MAAPnext map.

FAQ: new construction in Cypress

What taxes come with a new home in Cypress?

A Cypress tax bill combines Harris County, Cy-Fair ISD, a MUD, an emergency services district and sometimes a PID. Typical totals with a MUD run about 2.8 to 3.5 percent of value in Harris County, according to HAR figures cited in our Cypress guide, and new MUDs generally carry higher rates than established ones because their bonds are new. Every 10 cents of tax rate adds about $400 a year on a $400,000 home. The first bill can reflect only the lot, so budget for the finished value and file your homestead exemption right after closing.

What warranty comes with a new home in Cypress?

The one in your builder's contract, because Texas has no state-run new-home warranty program. A common structure is 1-2-10: one year on workmanship and materials, two years on plumbing, electrical and mechanical systems, and ten years on major structural components, usually through a third-party warranty company. Before a homeowner can sue over a construction defect, Texas Property Code Section 27.004 requires written notice by certified mail at least 60 days before filing. Read the definitions and the claim process before you sign, and ask an attorney about anything unclear.

Why should my agent register with the builder before my first visit?

Most builders recognize a buyer's agent only if the agent registers the buyer at or before the first visit, in person, online or in writing. If you tour alone and sign the guest sheet, the builder may treat you as unrepresented there. The builder's on-site sales agent represents the builder; we represent you. Since January 1, 2026, Texas Occupations Code Section 1101.563 also requires a written agreement with your agent before the agent shows you a home, including model and inventory homes.
